Cameron I like the way your postcard looks as its clean and simple.One thing you need to know is it is AGAINST THE LAW to place anything in a mail box that does not have postage on it.

They could probably get everything cleaned up in a day or 2.

In order to be nicer I suggest:- show property extremely clean, yard grass cut well, bushes/trees trimmed ($400)- good paint job ($1000)- scratch and dent stainless steel appliances (they are a wow factor) ($600)- living area no carpet...

Tub finish, outlet covers, deadbolts, clean up yard, post owner sign on fence, etc. etc.

Fourth, I’m probably being a little harsh in my use of the term “junker” to generally describe functionally obsolete, non-liquid properties.

There is nothing wrong with sending letters to people saying you buy houses, clean carpet, trim trees, or whatever.

ok, so the scammer thing is a bit harsh.

Repoint the whole chimney (giving a great new look) replace chimney crown with Portland cement, spray with siloxane HP clear set water repellant (day or 2 after work is done and after cleaning pointing work).

Even if all the house needs is a good cleaning, paint and floor covering, having all of your stuff in there to work around will probably double the time needed to finish the work.

I did bring that up but he said he just wanted to make a "clean break".
