I'm guessing being the 3rd party and holding the property for 20 years waiting for the inheritance lien to expire isn't the best strategy ;) I will start with seeing what I can find out about who is mowing the grass and hunting more diligently for heirs, relatives or anyone who knows the story better.

Expect the first to possibly bid at sale up to their loan also and also other bidders if there is a lot of equity.An O&E report or county search would identify the owner of the first and you can start hunting them down that way.

Good suggestions up there, a hunting reserve usually needs more land, you can hunt 40 acres, but not with many others, maybe birds, deer bullets go kinda far.
