The HOA told me they require a sound dampening rating of 67% for upstairs units, and I ended up getting CoreTec ProPlus which has a 57 STC (sound transmission control) rating (I had to call the manufacturer to get that info).

I would advise that you join the club, go to several meetings and then pick an expert that seems to have the most experience and has documented instructions/material.

It is a much more affordable market to get into, yet we are seeing great appreciation returns, with a stable job market to include education, solar, energy, manufacturing and military presence requiring housing for all.

-This is a lie because he's only 52 years old and after doing a some research on him i found that he is actually out on bond for 2 felonies (probably why he's selling) that include manufacturing drugs and drug trafficking up to 2,000 LBS of marijuana. ...With that being said, do you really think a drug trafficker in Miami qualifies as an "elderly man" that you can take advantage of?

Your CAP rate will be dangerously inaccurate if you calculate expenses incorrectly so let's break those down.Utility Set-up- As an overview you need to know the difference  between city-provided utilities and onsite such as Septic Tanks with Leech fields, lagoons, Wells, EtcGetting more specific what utilities are maintained by the community, paid by the community vs the tenants.I will give you a quick example, I own a park with a bunch of multifamily manufactured units of which I pay the electricity bill.
