They crew built new kitchens, bathrooms, electrical, and replaced the flooring and new interior paint.

All it needed prior to renting was paint, flooring, new toilets, faucets, and appliances.

The investor will purchase the property and I am to complete the rehab, which is not expected to be much other than interior paint and minor repairs. 

He died after Christmas so I was debating what to do with the place, either rip out the walls or try to clean and paint to see if that works.

We will be rehabbing the kitchen, and the bathrooms, new carpet, and new paint.

In exchange i got to paint however i liked and 50% discount on my rent.  

Time to rip them out and throw them away. 

They are very picky about peeling paint, screen doors, screens on windows, many other things.

If you want to go hard in the paint and buy multiple properties after you have paid the current mortgage to 20% in order to drop the insurance, you definitely can but could add a lot of unneeded stress as well.
