From a tax standpoint, putting rental properties in an LLC does not subject the net rental income to self employment tax.Good liability insurance on the property is a must.

If they have no problem with the eviction then they can play it their way, but if not there are steps and they should be outlined in the lease.Just my 2 cents and good luck in whatever you decide!
