Since the AZ LLC are disregarded LLC strictly for holding the properties there would be no need to pay the CA 800.00 tax for the AZ LLCs.

There are a few lenders out there that go STRICTLY on the receivables/bank statements; however also be aware that some of these lenders use a "decisionlogic" outside third party that will want your CREDENTIALS to look inside your account to verify the account/statement, so be aware of that requirement!

That being said, I would be very strict in your screening process (i.e. stable job, not on unemployment, no criminal history, credit score above 620, etc).
