I have 3 questions.

1. Do you have to provide a 30 day letter about the deposit if the tenant was evicted  and did not leave a forwarding address?

2. What is the best resource skip trace? Damages and lost rent is over $8000 and I plan to pursue small claims court for the rent and send the damages to a collections agency to see what I can get back.

Totally different question

3.I have another property that I and getting ready to rent to a family member. To untie personal and keep it strictly business. I am hiring a property manager so that everything is legal. Are there any other tips when dealing with family members?
