The 401K loan willl also not show on the credit report, but it will show on the paystub or when they order a Verification of Employment (VOE) from your employer.

Your story here almost identically mirrors mine - my wife and I started renting out our guest bedroom on Airbnb, and then when that sold out we started offering up our own bedroom and crashing at my M-I-L's house.

The married couple are both professionals and claim to earn a gross monthly income of 3x the rent amount (to be verified by me).I have a rigorous screening service for criminal, credit, eviction, and employment verification which I will use to process applications for the married couple and their qualified co-signer.I've read that renting to a tenant undergoing a short sale is fraught with risk because the short sale may never occur, which would result in foreclosure and could pressure the tenant into bankruptcy during the lease period.

But, I can't disagree that a buyer should always go through the financials as thoroughly as possible,  so additional verification may be needed.

Just about any local lumber yard will be glad to sell you doors... just call up and ask to speak to the sales manager and he/she can direct you to an appropriate rep.That said, HD and Lowes do some crazy promotions at times and with like-kind brands, the product should be identical, so the quality should be too.
