He filled out the application with incomplete answers, and his work situation was a little sketchy (has severe neck injury - could barely walk at the showing - yet was getting paid "cash" through his father's construction company). 

Based on crazy prices on houses that have been sold in our neighborhood over the course of the past few months, I think that we could probably sell the house for $330-370k with barely any updates to house.

In other words, the shelves have been practically stripped bare!
