There is no AC, but everything else in the home was updated 1 year ago (new carpet, paint, kitchen, etc.).

It also has an open patio underneath 50% of both the kitchen & lvg/rm floor space with 2x8 joists & barely adequate 1970's insulation!!!

The scope of work necessary would most likely be two full bathroom gut renovations, a full kitchen rehab that will probably involve sone drywalling and ceiling work, new windows, and possibly some minor wall removal/knock down.

There is a gas water heater  in the kitchen and we are moving it under the house (pier and beam (yes there is plenty of room down there for a short boy water heater)) but the plumber said we could not do gas under the house because of code issues and he does not feel comfortable putting one down there because if there is a gas leak it'll seep through the bottom of the house.

My plan is to live in the property while doing some small to medium type renovations (upgrade kitchen, put in hardwood flooring, other minor cosmetic things.)
