If you end up with a professional tenant because you rushed to save a few hundred bucks, you could lose years worth of rent (in my lovely state anyway), plus eviction costs, and possibly sink the property.

When the new tenants were moving in, they sent me a video of cockroaches in the kitchen sink and other areas.My new tenants didn't feel comfortable living there so they are staying somewhere else until the problem is fixed.
