If you end up with a professional tenant because you rushed to save a few hundred bucks, you could lose years worth of rent (in my lovely state anyway), plus eviction costs, and possibly sink the property.

Account Closed, it depends on your long-term goals, but if there's a similar cash flow possibility, why would you consider an area where you might have to sink in more money for capital repairs?

Though our common space is compact, less than 1/3 - usually around a quarter -  of the floor space, it contains laundry, mechanical, second bathroom and kitchenette {fridge, sink, counter w/ microwave, no range}.  

Roughing in plumbing today and plumber informed me that I had no drain for the kitchen sink.

This makes your profit margin super thin, in my opinion, and one bad error could sink you.

In inspections of rented apartments, we look for leaks under the sinks, general upkeep, evidence of unauthorized pets, tenants, smoking and obvious illegal activities. 

I just need to make sure the rate of return makes sense before I sink the bulk of my money into it!
