I wish I could help out everybody, but we don't live in a perfect world.  

Unless it is close to perfect, it's not a fit for an investment property, in my opinion.  

There is no such number that is perfect for everyone such as "live off 50% of your income" or "invest 20% in your retirement accounts" etc.

With perfect timing, they sent a bogus email with bogus wire instructions to the buyer who bit hook, line, and sinker.Fortunately, this all occurred within a couple of hours and, though the money made it to the recipient's bank, it hadn’t been credited to the bogus account yet.

Perfectly legal.

I found the perfect house- 4/2, 2000 sq ft, great newer kitchen but the rest of the house was crap.

I know it can be tough to tell if a contractor is honest, especially if he/she has perfected the art of lying with contractor lingo, but if you can find an honest one that feels right, keep them.

Your tenant is a con man, and the fake check deposited at the last moment clearly shows that these types of people do not play by the same rules as the rest of us.You're not obligated to do anyone any favors, but if you decide to help someone, you must set boundaries and I think Michael S summed it up perfectly.

They can decide where they want a table. have an apartment where we set up one room off the kitchen perfect for a dining room table with 3 nice windows looking out on the garden, every single tenant has put the table in the living room instead.
