I would use the lead photos or all the photos, so people know it's the same place when they go to rebook.

The rate will be a little higher, but if you're renting rooms and getting the property for the right price, it may still make sense.With a house hack, even if you're not covering the whole mortgage it can still be a huge financial boon.  

Remember to add the original unstaged photos as well.

But that's going to take you ~10 years to hit the $5k/mo goal unless you can improve your investment capital base.So those are the extremes of the spectrum.

There are several that I would divest from the start so my total portfolio would be around 22 fairly well maintained homes with maintenance records on the big systems. 

And are there already trained va's to help me get properties in an excell spread sheet so I can pick and chose the properties I want to go after after I give them my criteria?
