What’s Your Blueprint to $5K+ Monthly Cash Flow in 2025?

Hey BP — it’s 2025, and the market’s been all over the place.

Rates are still high, inventory is tight in some places, it's a buyers market in others, and I just read a BP article about investors selling off rentals. But I know many of you are still buying and doubling down.

So let’s talk strategy.

If your goal was to hit $5K, $10K, or even $15K/month in net cash flow in today’s market — what’s your blueprint to get there?

What specific investing strategy are you using or focused on? For example:

  • Co-living?

  • STRs or mid-term rentals?

  • Section 8?

  • Small multis?

  • Commercial NNN properties?

  • Private lending?

  • Buying cash-flowing small businesses?

  • Something else entirely?

Here’s what I’d love to learn from you:       

  • What are the purchase prices and financing terms you're seeing?

  • What’s your average cash flow per unit/deal?
