Once you get income coming in then your time becomes more valuable at which point mentoring or coaching can be worth it.Side note, the more you network the more opportunity you have to learn and or get refferals.

How similar is that unit yours is it larger or smaller those are also factors and it’s overall appeal and if it had factors that were better than yours that could help offset the fact it’s in the basement I could still be worth a similar value to your unit .

I do expect repairs as this is a very cheap home, but I am wondering if it is worth it really and do not want to get stuck with an old burden home for years.My other option is to wait another year and search for a newer home without large potential repairs.
