Some investors prefer to stay unlicensed so they can move more freely and just build strong agent relationships instead.If you’re already active or planning to go all in on flips and buy/sell regularly, it could be worth it.

If your value has come down but you can reduce the rehab to just enough to add the extra bath that may be the absolute best 'margin' on resale options. 

Worth would be good, but probably the primarily location in/around Fairmont is super expensive, so numbers probably don't work well.

That said, if everything else checks major boxes (location, price, condition), it might still be worth it.

It causes the apartment to be worth much less.
