I've called a legal hotline and I'm waiting to hear back but if anyone can provide some sort of clarity because it seems as if they are cutting agents out of the transaction as a whole since majority of landlords do NOT offer compensation.

Just move on.There's a lot more verification that could be done to sift down through this but I think you would waste a lot of time and wind up in the same place anyway.And remember, anyone with some skills in Word or Publisher software can create all kinds of fancy-dancy documents proving stuff.

I've written dozens of checks, so it's not that I can't - but when he wants a percentage up front and needs it to buy materials, cutting a check and being at home for him to pick it up so he can start in a timely manner is not the most efficient.
