RI requires sign-off by one party and you can have a valid lease.Never had that come up though and not sure how it would play out in court.

We double check the court records for pending evictions or court cases. if they get approved we send them the elease have them sign it and have them pay the security and first and last through the online portal that we set up.

I think it's going to be tough to do unless one of the kids has a power of attorney or is a court appointed guardian as otherwise they wouldn't have legal standing to do anything with the house such as leasing it or a less option.
