Other not so credible hard money lenders acquire them from investors like you that are under capitalized going into their deal, borrow too much money from the lender at terms that they find themselves unable to repay timely, and the lender forecloses on the property and the investor loses it.The beauty of the capitalist environment we all enjoy in the USA is that there are an abundance of different service providers in this hard money space, with a vast number of  different programs and terms available.
