From my limited reading I'm leaning towards a multi-family unit as my first property and I have my eye on a duplex here in my city listed for $23,000.

That house has given us an opportunity to get some rehab experience and we have started building relationships with a really good electrician and a couple of other handyman types.From what I have seen on BP I should be looking to get involved with a local REI club to start building relationships but I have not been able to find anything around here.Hoping someone with local knowledge on BP can steer me in the right direction for attending some central california meet ups.My goal to build a stable quality REI business over the next few years and eventually transition into this full time.Glad to 'meet' everyone and I promise to stop lurking and get more involved on the BP site.

No need to split the duplex, and she has no interest in being involved in it.We split our cash on hand in checking accounts when we moved apart and have kept separate accounts since then and we make the same wage so no maintenance or alimony issues etc...

I would get a licensed agent involved to help with finding the ARV.Also, are you looking to wholesale this property, fix & flip yourself, or buy & hold?

I don't always use the third document unless the seller starts getting squirrely, or it's a killer deal and there are other investors involved.

In terms of getting the higher returns, outside of venturing into northside I don't believe 10%+ return properties are listed on MLS right now.You can alway keep an eye out and maybe in spring some inventory will bring some better deals.
