Rentometer has avg rents at only $1067/mo so I'm also not sure about paying that much for such little rent for a long-term hold perspective when from what little research I've done you can get more elsewhere for the same buy price - maybe someone looking to park money for tax purposes or an all-cash deal hoping for a big upside?

You mentioned a career change, I think going into the trades like plumbing and electrical are great and you can make good money doing those, but I think you may be taking on too much by trying to do that right now.

I have come to the realization at least for me.. is they just give you the plans and if they are not kicked back fine they dont have to do anything else if they are they will address it at that time.. thereby costing us time and money.

The deals that I am doing right now though, I am basically getting the land for free, and building on, refinancing all the cash out at the end, and keeping the rental for basically no money into it.
