So talking to another lawyer from the perspective of the "flipper" may give you some preparation as to what  you can expect if you take this to court.Also with all your time I would use it.... see if you can take the owner into small claims court for each and every issue your house has.

You need a signed lease and security deposit, and the lease starts when they take possession (which is the day you give them keys, whether to move in, prepare for him, or just store a box.More important to the lease, you need to make sure that you clarify terms about altering the property, and having it restored upon him move out.

I had thought that the options on how to get there are to 1) gain expertise in a career and eventually create a business w/ that knowledge, or, 2) get started building something small and be prepared to "throw out your first pancake".
