Hello good folks of BP,My wife and I will be closing on our first owner-occupied rental property (duplex) in May 2019 and I'm trying to do as much up front leg work as possible to prepare for us being new landlords. 

Did she go through a course to prepare for her licensing test?

I would also be prepared to escrow some months of mortgage payments so the seller is comfortable you are the real deal and can perform.

Working for others can be the best place to learn, study and prepare to launch a business.  

So talking to another lawyer from the perspective of the "flipper" may give you some preparation as to what  you can expect if you take this to court.Also with all your time I would use it.... see if you can take the owner into small claims court for each and every issue your house has.

Be prepared for a long-term buy n hold unless the gambling or short-term rental regulations change.

My question/concern is what I should do with my money now to prepare/enable me to purchase a second home in the future. 

You need a signed lease and security deposit, and the lease starts when they take possession (which is the day you give them keys, whether to move in, prepare for him, or just store a box.More important to the lease, you need to make sure that you clarify terms about altering the property, and having it restored upon him move out. 

I had thought that the options on how to get there are to 1) gain expertise in a career and eventually create a business w/ that knowledge, or, 2) get started building something small and be prepared to "throw out your first pancake".
