It often makes a lot more sense to over-repair a property with a focus on the mechanical and functional elements of the house, than to do the least amount of work to get a tenant into the property.

We have had numerous units in both markets.

I have closed numerous of these in the past months and most of the clients are able to capture a 10% COC return.

I've had numerous clients start with condos and townhomes and they can be a very approachable first investment.One thing I didn't see mentioned here and will be a question for your loan officer is your max payment.

If you can't afford all they've done, look at the key elements, what are the must haves that make the room?

Those elements of a purchase cannot be borrowed.

I've encountered this numerous times...Shingle-like metal may be another story, but I am still leery.  

I'd argue most of the 'experts' with books and blogs on this site are often sharing or promoting their creative approaches to individual or the sum total of these transactional elements. 

I have taken numerous courses, attended numerous conferences with hopes to attain the knowledge I need to invest.
