I buy cheap houses for less than 20k on average, so I told him for every 10 houses he does for me I’ll change his life and give him one as long as he continues charging me very little to rehab the houses (3-4k for complete rehabs).

(I’d look into the illegal inlaw legalization first, because you may be able to grandfather in some existing conditions, making life easier.) 

My concern is triggering a "Due-On-Sell" clause and that the life of the loan will be under our personal names and not the LLC. 

This is the perfect spot to have some land have the suburban life but live only 15 minutes from your high rise office and all of downtown amenities.

Well life got crazy and COVID hit.

But with maybe 15 year service life here in FL, age really isn't a factor for these unless your looking at brand new builds.The biggest thing to consider, in my way of thinking, is the neighborhood.  

In a previous life I used to show/breed dogs and spent quite a bit of time in hotels and venues with dogs. 

These programs are meant to help people get started in life, not meant for investors.

They hated landlords and did everything to make my life miserable.
