There was a lot of sharing of ideas back and forth - great feedback and encouragement on all sides.We didn't pitch anything at the event (except coaching for 30 minutes during a lunch break for anyone that wanted to stay and hear us talk about it.)We taught everyone there how to do traditional wholesaling deals, how to flip lease options, how to do sandwich lease options, how to flip leases, how to partner with private investors on deals, how to find virtual assistants, and how to wholesale properties remotely.

Or if you're working on a virtual deal, meaning outside where you live, do you need a title company from the local area your deal is in? 

One thing you can do that isn't terribly expensive is do some virtual staging. 

I wholesale virtually for a year now and would like to scale up  my business this 2023. 

I'd recommend reaching out to a realtor in the Mobile area that works with real estate investors and having them show you properties virtually (whichever method you prefer).

He spent a week living in one of our properties and interviewed virtually all of the residents.

Virtual staging and virtual home tours from the comfort of your home could become the norm, reducing the need for in person showing through agents.

[Also, for what it's worth, contrary to BP dogma virtually no experienced rehabber we work with makes financed offers, yet they all borrow the money.
