Excellent contractor had a sudden and traumatic stroke at 45 but still is mentally sharp. 

To avoid being in the $95% who never complete even one deal, and to have a sufficient deal flow to make wholesaling more than a $12 per hour job, you would have to probably spend at a minimum $5000 monthly on advertising and promotion, including some combination of SEO, SEM, email marketing, blog posts, and social media marketing.

Just because something's right mathematically doesn't mean it's right for you mentally.

The mentality of how to make something work is far more valuable than only focusing on why it wont!

Offer to promote the episode across all channels before and after airing/posting.There are also booking agents specifically for real estate podcasts. 

Finally, and this is the old days as it doesn't really apply any more, but a decent number of acts that are signed by labels & tour did reasonably well because labels weren't in the business of spending money making albums and promoting artists they didn't believe would provide a return.

The media does not help either; they promote the tenant vs LL theme, and it would seem there are some really bad LLs out there; just like there are bad tenants.I live in a state that may never allow evictions again.

Finally got promoted enough to look for my 1st primary residence.

In the long run it will serve you well as long as you mentally prepare for this journey.  

This just devalues the asset and promotes bad behavior from tenants.
