I am checking out different states that are landlord friendly and I can find deals that pencil out. 

If they don't pay, the responsibility ultimately falls to you, the landlord?

This a really hard request for the best wholesalers, landlords, property managers etc. as it’s basically another job.

landlord's neglect and how they were paying more in electricity (electric heat) almost than rent ($1,500/month), saying how they were given no fridge, heater, A/C, etc. and had to get everything themselves.
