I use turnkey companies who buy, rehab, sell and perform the property management.  

@Andrew MichaudI would be interested in performance metrics such as Cash on Cash, Annual Cashflow, IRR, even the good old 1%/2%.

We put King beds in our 1 bedroom condos here in Myrtle Beach and they have performed very well.

Although this first property isn't allowing me to quite my day-job, the knowledge I have learned from screening tenants, performing small fix-it jobs, and ultimately finding/funding the deal has been PRICELESS.

Yes you will need some upkeep on the re-sealing / staining every few years for appearance and performance. 

In order to select the best loan product for a specific purpose, care must be taken not just with interest rates and fees, but also the fine print of all the other terms, and finally in the ability/reliability of the lender/broker to perform.
