Because, when we give with an eye toward what we will get in return, it ceases to be giving and becomes a form of lending.It's sad to me, that when I help someone, they so often ask how they can repay the favor.

If you "fix" the plumbing at your own expense yet the landlord does not approve, and the lease says that you are not to make any changes, you could be held liable even though in your eyes you improved the property.

Some sellers are fine with getting an income stream because it's easier on their taxes, better return than they can get in the bank and they just need a monthly check to supplement their income.But maybe this seller has their eye on a retirement home on a lake somewhere and needs a large chunk of money for that.
