Our idiotic city council will undoubtedly continue to retard growth, fail to plan for the inevitable, and blow resources on identity politics matters instead of what they truly should be investing time, money, and energy working on. 

Being professional, friendly, and organized is something a lot of people sending direct mail somehow fail to do.

The question is does it become the investors social responsibility to help folks out or is it something best left for govt, which it consistently fails at?

This is one of the big areas REI fail at, in both appreciating its importance, and worse what a plan is and how to develop it. 

What can you do if the seller fails to close ?   

If I get into a scenario where the lessee fails to pay rent, I have the names of all adults occupying the property and can properly file eviction documents on each of them.  

However, a taxpayer who disposes of more than one residence within two years or who otherwise fails to satisfy the requirements, for example due to a job change or health problem, may qualify for a reduced exclusion amount.

We will soon implement a penalty if they fail to abide.
