Two homes I personally had an eye on and next door to one another this week at $695k and $700k both had multiple offers and are pending within 48 hours..On the Oregon Coast things are a bit less intense with the exception of Turn-Key vacation rentals and (nearly non-existent) multi family properties. 

Staying compliant, filing proper forms for each state, getting a good accounting firm to do K-1's.Syndication is managing a business which is different than managing real estate.

I'd run rental projections with updated insurance/tax numbers before considering that route.Either way, minimizing holding time will be key, especially with rates where they are.
