Do I use the full group's security deposit and deduct that extra week of rent at the full rate?

My personal strategy right now is that I'm not taking on any adjustable rate debt.

Its already being rented short term with a 90% occupancy rate.

I've had and still currently have a local CPA/Bookkeeper who just raised their rates from $100 to $125 per hour for CPA and from $35-$45 per hour for bookkeeping.

That low down-payment and rate is too enticing for us to simply start looking for private/hard money if there's another option out there. 

I'm also wondering which lenders provide good rates and turn-around times for setting up the HELOC (and should I go local or go with a nationwide lender).

My personal home is 1300sf 3/2 on .3 acres and paying 7k even with a STAR exception!

@David Cruice , in the process of buying the property, the OPRA docs indicated that the septic system hadn't been replaced in the prior 60ish years and was rated for 3 bedrooms (not 6 that come with the property).

Any info on the area, comps, rental cap rates, property appreciation, contractors, inspectors ...ANYTHING !!!
