A property I am looking at is an 8 unit in CA, asking for $400K, rent roll of $4800 AND BUILT IN 1910.Building Amenities and Improvements include a New Concrete Driveway, New Stucco and Exterior Paint, New Main Electrical Panel and New Roof on Rear Building and New Mailboxes.All units have New Cabinets, New Counter Tops, New Windows, New Tiled Kitchen and Bathroom Floors, New Pergo/Laminate Bedroom Floors,New Electrical Wiring including New Sub Panels w/ Breakers and NewPlumbing.

yes, i supply my paint as well...my guys tape everything off (floors, windows, fixtures, door hardware, etc.) and then spray the apartments...since trim, ceilings, and walls are all same paint, they can knock out a few apartments in a day no problem.

Mitch, I don't have an exact price range, but I know my husband has gone down to our local Ace hardware here in Riverside & had screens custom made for him at less than $20 each but they were for windows.

Btw, one more selling tip I forgot: Make sure that for EVERY showing, you or your agent gets to the house an hour before the showing, turns on all the lights, opens the mini-blinds/curtains (you DO have mini-blinds or curtains on all windows, right?)

When we signed the lease the windows were open, the house smelled ok and we could not smell any smoke. 4 days later we moved in and the house smelled of smoke all the time unless the windows were open.
