Having a loan that is going to come due in the next 5, 6, 7..years doesnt give me the warm and fuzzies. 

Not on the west coast but Florida does well every year due to the beaches and year round warm weather. 

Tenant agrees to take due precaution against freezing water or waste pipes and stoppage of same in and about said premises.This includes, but is not limited to disconnecting all garden hoses from outdoor faucets prior to freezing weather and opening cabinets under fixtures that are adjacent to outside walls to allow warm air circulation near water and waste pipes.If water or waste pipes are frozen Tenant will notify Landlord immediately and in writing.If Tenant did not take due precaution to prevent the freezing and/or fails to notify Landlord of a problem in a timely manner, Tenant will be held liable for all damage caused thereby.

Now since you are paying for the electric , I am going to be cool and comfortable , even on the hottest days , and toasty warm in the winter .

Nothing you can do now, if its warming up.

Now Nudge has some issues ( buy PD) that are coming up but that has to do more with how they manipulated RE transactions for their students than training.BP is not a warm market for paid trainers... actually the opposite from my experience on here.
