An entity can never take advantage of the IRS Section 121 exclusion on capital gains.

If you're looking to market exclusively to active military, take a look at BAH (Basic Allowance for Housing) rates in the zip code(s) you invest in and then target your properties for E5s and above.

Economy here is strong, we have strong tech, health and oil/gas industries that are cranking along right now.

I can honestly say with a great deal of confidence, I am beginning to understand quite a bit about the real estate industry.

Most RM's are in default due to a "maturity event" which is industry term for dead borrower, balloon now due.The point is to look for the triggers or evidence of a problem.
