After a quick Google search.....the landlord Can make the tenant move out if the owner is selling to an Owner Occupant, And the purchase contract calls for the property to be vacant at closing, with proper notice I assume.  

If an owner couldn't properly clean a toilet between tenants then I wouldn't want to rent with them. 

If you leverage rental properly and take advantages of tax benefits renting will beat flipping in ROI in most cases.

I, personally, would never let a tenant tell us we couldn't get in if we give proper notice.  

Once you have determined a time and place, please make your announcement in the proper forum.

Because I was new and didn't know how to properly offer the options contract and close and find a buyer, I had someone I considered a 'mentor' to help facilitate the deal and we would CV.

But I do have a lot of experience in the corporate world managing people and growing them to more empowered jobs.First of all, things take time. you can't just suddenly tell someone you're in charge and expect that everything will be done properly.  

Further things to consider, will the proposed repairs affect the value of the property if not done properly?
