I'd suggest looking for houses that are the ugliest on the block in good areas (ie they are outdated cosmetically, but still have good bones and the major systems are still in good shape).I'd start with your VA loan since it's such an amazing benefit; you get your hands a little dirty and start to understand the buying process, and the landlord process as a rental owner (if you house-hack).

We also will call the court and reserve a court date that’s 30 days out so that we don’t run into the situation where the block is full and we lose another 30 days because the courts only do evictions on certain days in the month.

While it looks impressive to a client.....probably 40 pages of data, color graphs, etc.....it usually is a product of “garbage in, garbage out”.Personally, I used a simple spreadsheet and compared the subject property to all the comps, adjusting for sf, pools, garages, etc.
