@Navin Kumar, the 50% expenses rule doesn't include financing costs, so your numbers are closer to that than your 80% calculation implied.Given that you believe your numbers are conservative, then >9% CoC isn't too horrible.Have you considered esoteric things like: neighborhood, street appeal, alternative investments?...
