I'm able to charge significantly above market rate Sep - May because it is fully furnished and provides fixed term leases that match the needs of my target audience. 

I also live in South Jersey and am looking to build a portfolio in the area.As someone who is not yet ready to pull the trigger, I spend a lot of time analyzing deals and looking at properties in Philadelphia and the surrounding counties and would be happy to take a look at anything you are considering and throw in my two cents.

Maybe you throw $500 toward the tenant to get them to agree to move out early. 

I do not see a way to be able to move while also investing in property *and* not throwing away potential on rent or a mortgage of my own. 

If you have already closed then probably no LLC-your lender will likely throw a fit.

That's what throws the traditional calculations off and why those calculations are tools for projections, not rules of the universe set in stone.

It seems in my locale that the bigger brokerages push the team route, have larger offices with lots of people in and out, and throw lots of events.

If you signed a lease prior to ownership and then end up in court six months later, the judge may decide to throw it out when he discovers you signed a lease for a property you didn't own.

I'm going to throw this out there as I haven't been too successful in finding a duplex for the right price.
