@Devan Mcclish  couple things having a RE license then a brokers license is the key to longevity in this business what's hot today won't be in 5 years and your in the business you will adjust and make money in all market conditions ( usually and if your nimble) a wholesaler has a very short shelf life in most cases..

So longevity / durability is still a slight concern there.  

Remember that apartment dwellers are typically going to ruin the unit over time so using some durable items will help your longevity of the unit.

As for whether one has to get quid pro quo in increased rent for improvements, there is also a factor of the quality and longevity of the tenants one gets with an upgraded apartment even when rents are limited by neighborhood competitive pressures. 

What does the Water supplier require to attach to their system.If water or soil ph does not affect copper it is the best and obviously most tested for durability and longevity in the interior or exterior.  

I'd also look at whether your major systems have enough longevity to take the current capex budget.
