The A/C is an older model, but seems to be working fine. 

Show them the pictures and or videos that were taking during the pre-rental period inspection.

If your numbers were way off because of the unkowns then the contigencies in the contract let you off the hook - that's what they are there for.I have some other inputs but we should discuss over a call - I sent you a connect ...here is the link to Jerry's video

Hi All,I'm considering purchasing a 3000sqft townhome  to BRRRR that currently has window unit A/C and radiator boiler system for heat.

You are probably asking this question b/c you think FHA's 3.5% down purchase translates into being able to do a cash out refinance that leaves only 3.5% equity in the property.

Besides the obvious "Introduction to Real Estate" video series, does anyone have a path they followed on educating themselves before making their first purchase?
