Baltimore can literally be block by block.

The hot streets were myrtle and the one that was a block north of it, started with an H... but times have most likely changed, sorry i cant give you any better advice.

Just left an auction on a 2br 1ba sfh which my partner and I won for $13,750 after auction fees we have a rental one block over pretty much identical that we got earlier this year currently rented at $700 per month.

ask him to block out the address and sellers name and send you the agreement he's got signed

I would like to convert it into 2-3 apartments (like many others on the block) and keep it as a buy and hold.Would it be possible and logical to offer him a lease option for a specified time period, while I renovate and sublet each apartment until I can pay off the balance.

The cost/benefit to get to 700 may not make sense.For example, to rehab a unit and get it looking nice, it may take 4-6k, is it worth the extra 25 bucks a month to be getting the highest rent on the block?

We do have good attic access.I am still spending ~$9k for the central air, condensing unit, ductwork, condensate drains, and two exhaust fans for the bathrooms.  

I'm not familiar with rehabs in New England (wood houses, siding etc..) since I'm from FLA, everything (95%) is block, no basements...Welcome,Javier T.
