HUD rep always come to my closing atty's office I close with HUD at say 2:00 and my buyer comes and closes at like 2:20 (example) and we are done.I have to bring in seperate funds for the A to B , then the B to C is the buyers funds.I have not heard of a 24 hour wait to close.

Our tax burden is close to $50/$1000.So to get even we sold it to a Veteran who gets a significant tax break & if they are classified with a disability the tax break is higher again :)We are in the process of selling another we bought (to yet another Vet).
