Its just hard to get renters to live in Gentilly, and the cost of housing is too cheap for rentals to appeal to great tenants (you can buy a house there for about what it costs to rent).I think the area your talking about "New Marginy" and the 7th ward/St.

A good first step is just looking at the property and the neighborhood on Google Earth and seeing how the property looks, is the house unkempt, how appealing is the neighborhood, etc.
