My assumption is that a lien of 1M for whatever age old violations on a 200K property would basically make this property unsellable and that the city would in the interest of seeing the property purchased and turned around more open to reducing the lien to some more reasonable based on the market value of the property.

@Dylan McCabe probably not an ideal investment if you intend on cash flowing and growing your wealth.

I understand it is waterproof which is a plus but every person over the age of 50 I talk to only has bad to say about vinyl.

big difference on somehting this small.how many rentals, what are lot sizes, age of homes, are you willing to self manage...because that is what your probably getting into to.

My second spreadsheet is mostly pulled from census data/trulia/zillow (so I take the numbers with a grain of salt) but it lists on the X axis the zipcodes as well as the county as a whole.On the Y axis it lists: average listing price, median sale price (90 day period), median sale price versus last year, price per square foot, price per square foot versus last year, median rent per month, vacancy rate, annual property growth value, number of rentals on the market for that month, median rent versus last year, median rent divided by 1BD/2BD/3BD etc etc, median age, median household income, school districts, single residents, college educated percentage, percent home owners, population growth etc (there's more but I feel this is sufficient to get the point)3.)

I’m in Chicago market I do have 3 units newly investor trying to learn and grow.

I've spent the last seven years investing heavily back in to my company and it has grown, and continues to grow, at a quick, but manageable pace. 

I also would like to grow my network within the real estate community and have a mentor guide me.
