@Joel Owens this is a good program, though while never heavily marketed Freddie has always been making loans in this size range.

The house has positive cash flow and is within my comfort range albeit less than the 1% rule.

I'm guessing we might settle in the $180K range.  

Repairs range from 5,000 to 10,000 to make it rent ready.

Every park I've ever talked to is owner occupant only and lot rents in the $450-600 range so that seems to eliminate the options I knew.  

To succeed you need to know your market, what neighborhoods or even markets will work, and what price ranges are selling.

There was a lot to learn here, mostly about human relations, and there was a lot of interesting and diverse insight by the posters.You sound like a motivated, efficient business professional used to travelling in a circle of like minded people and as you said, you have expectations that the folks you deal with will carry a similar attitude.
