look into the app stride, its the best app I've found for tracking mileage.

From there you can now track down **targeted leads that you already have buyers for.

I used eventbrite at first, which is free, to keep track of contacts and send out notifications but I found it too cumbersome for what I was trying to do.  

It's all based in existentialism, cosmic justice, karma, luck, superstition, etc. 

It is a little tedious to keep track of charges at the end of the month, but easier than paying half a dozen credit cards.

There are a couple MHP groups here on BiggerPockets and you should track them down.
