After catching up with an old friend (and Pro member here) I realized how short sighted I was being and have so much at my disposal to work with in terms of income from my day job and leverage available to me.I'm an extremely methodical person which has a tendency to create analysis paralysis but plan on spending the better part of this year putting a solid plan together for my next deal to occur in 2017.

There are a ton of hard money lenders in SoCal that may be willing to look at your deal and tell you if they would lend on it and under what terms ... most will want to see some skin in the game from you in terms of down payment and/or funding repair costs.

Based on my research (just this evening) list source allows you to get fairly specific in terms of municipality, zip code, and I think there are even mapping features you can use, but I think those end goal questions would be important first of all.
