Call some landlords, Realtors, Investors, etc.... and ask for some referrals and ask what they know about the companies you are talking to. 

Seems all have bad reviews, especially from tenants, not as much input from the landlord side.

Because of the property age, something has been constantly broken and I have been in constant repair mode as well as fighting with the city and state for fees that they tack on for being a landlord in the city.

I have read a number of books on managing rental properties (@Brandon Turner's "The Book on Managing Rental Property" and Mike Butler's "Landlording on AutoPilot" to name a couple) but feel like most of the learning will come with experience.
