Most properties I have leased to clients have focused more on pet deposits (or pet fees if non-refundable).

Regardless of how much you read and research it ends up being trail and error....So in my opinion just jump into the deep end, I’d rather be swimming and struggling then watching on the sidelines wishing I was swimming. 

Large, publicly traded banks are just out. 

I don't even allow puppies without a significant non-refundable fee of $500 and then an increase to the rent.I would tell them it's not allowed and even pet-sitting is not allowed.
